Concha Cruz Drive Homeowners Association, Inc. (CCDHAI) directors, members, important guests and community heroes celebrate Christmas

On the afternoon of December 8, 2024 along Concha Cruz Drive in BF Homes subdivision, the Concha Cruz Drive Homeowners Association, Inc. (CCDHAI) had its Christmas fellowship that brought its legitimate members, guests and the heroes of the community together.

The CCDHAI Christmas fellowship was more than just a social gathering as it symbolized the truth that the homeowners’ association (HOA) and its residents need each other so that cooperation, unity and progress could be achieved. At the same time, the Philippine National Police (PNP) and security guards of Praise Security and Investigation Agency, Inc. were called the community heroes for their essential contributions to the peace and security of the local community.

There were also several officials from the City Government of Parañaque who attended and interacted with the community members.

Indeed, under the current board of directors (BOD) of the CCDHAI led by its president Luis Isidro Bersamin, the Concha Cruz Drive community progressed over the past two years as it has turned more peaceful, more stable and the value of properties have soared along the way.

“You have seen our community has turned active and we are connecting with each other. Hopefully, we could do more next year,” CCDHAI president Bersamin said. “You may have noticed that our community has turned peaceful. I am happy to see the positive changes in our local community as we worked hard for these to happen.”

CCDHAI president Luis Isidro Bersamin delivering his remarks to the members and guests.

Bersamin also noted the increase in the number of legitimate members who responded to the invitations to be more involved in the association’s activities. His remarks drew cheers from the directors, the members and the guests (including Barangay BF Homes chairman Jeremy Marquez, Parañaque Chief of Police PCOL Melvin R. Montante, Parañaque City Councilor Bong Benzon with wife Sheila Benzon, and Parañaque City Mayor Eric Olivarez’s legal counsel Atty. Rommel Frias).

Barangay BF Homes captain Jeremy Marquez speaking during the fellowship.

“I admire your community’s activeness. I saw how your association is involved not only with the federation but also with our barangay. I’d like to take this opportunity to thank your president for helping the barangay when we have programs from the national government to take part in,” Barangay BF Chairman Jeremy Marquez stated in his short speech.

Other important figures who made it to the Christmas fellowship include Parañaque City Mayor Olivarez’s HOA consultant Marilu Glorioso, City Councilors Rico Golez, Beng Amurao, Jet Frias, Raffy Apiong Dela Peña and former City Councilors Wahoo Sotto and Jean Yllana. They each admired the CCDHAI for the progress and reforms achieved over the past two years.

The CCDHAI and the guests – including elements of the Philippine National Police and local security guards who are the community heroes – went to enjoy delicious meals, and socialize with one another. Adding zest to the fellowship was the release of Christmas prizes and all of the guests were able to pick something they desired before heading home.

“The CCDHAI Christmas fellowship proves that community participation in the HOA’s events benefits the homeowners, especially when the local government unit (LGU) steps in to help them with their needs. The best benefit of all, homeowners and the LGU officers get to know each other in a spirit of camaraderie,” director Grace Morales stated.

CCDHAI director and host Grace Morales gave the attendees an update about their association’s activities.

Justice for APA achieved as son Nelson Antonio found guilty

On the morning of March 21, 2024 at Branch 274 of the Parañaque Regional Trial Court (RTC), suspect Nelson Antonio was found guilty beyond reasonable doubt for the September 11, 2013 killing of his father Antonio P. Antonio (also referred to as Tonton and APA) and was sentenced to reclusion perpetua.

As expected, the verdict rendered by the honorable Judge Regina Paz Ramos Chavez drew reactions of happiness and relief from the surviving members of the Antonio family who worked hard to achieve justice for the late APA. In a statement to the journalists who were present, the prosecutor Atty. Carlo Ybañez said that the verdict of guilty beyond reasonable doubt on Nelson Antonio was inevitable as it was clear that their side had many witnesses of the murder that happened in the Antono residence along Concha Cruz Drive, and there was also the fact that the suspect fled and hid overseas to elude justice (note: the charge of parricide was filed in late 2013) for years.

The promulgation happened in Branch 274 of the Parañaque RTC.
Xialen Antonio (daughter of the late Antonio P. Antonio) spoke to the media after the judgment was rendered. With her are the lawyers and her brother Vladimir (2nd from right).

Atty. Ybañez said they are anticipating the next move of the defense which could possibly be an appeal.

“We thank the entire community, the police and the lawyers who helped us for more than ten years in our pursuit for justice. We also thank the public officials who assisted us,” Xialen Antonio stated.

Xialen also reminded the journalists that a certain TV program aired the case of APA which caused an overseas Filipino worker (OFW) in the Middle East to recognize Nelson (already in Dubai, United Arab Emirates) and contacted the Philippine police attache to the UAE which led to the suspect’s arrest and return to the Philippines. For a detailed look at what happened, click here.

A group picture of the Antonio family with the lawyers and others supporters who helped with the pursuit of justice for the late APA that last many years.

For the newcomers reading this, Antonio P. Antonio was a prominent business tycoon and he was one of the most distinguished residents of BF Homes subdivision. APA served as director and president of the old federation United BF Homeowners Association, Inc. (UBFHAI). His sudden departure at age 63 resulted in chaos and uncertainty for the Antonio family. To know more about APA through the 10th death anniversary remembrance I attended, click here. I also have a 2020 feature article of the late Antonio P. Antonio which you can read by clicking here.

As of this writing, the news of the verdict is spreading. Justice for APA posted an official update and public statement that viewers can read by clicking here. Already the Philippine Daily Inquirer (PDI) published an online report, so click here.

Antonio P. Antonio remembered by many on 10th death anniversary

Over a decade has passed since the life of Antonio P. Antonio (also referred to as Tonton and APA) came to an end which impacted the lives of the surviving members of his family as well as the BF Homes community where he once served as the federation president.

For the newcomers reading this, Antonio died tragically on September 11, 2013 after he got shot several times by a family member at their home (Villa Antonio). Specifically, he passed away at Asian Hospital in Muntinlupa City. He was 63-years-old and he left behind a thriving family business, a very notable record as an entrepreneur and a legacy of serving the BF Homes residents diligently.

Recently, the surviving members of the family as well as several guests converged together at the Antonio Mausoleum in Everest Hills Memorial Park in Susana Heights, Muntinlupa City for the 10th death anniversary of APA.

Xialen, a daughter of the late APA, delivered a touching speech to the many people who attended.
Pastor Jonas Bernales led the prayer and reminded the attendees of the goodness of God as they remember the legacy of APA.

I personally attended the gathering which was truly commemorative and unifying. There were several old friends of Antonio P. Antonio who shared their respective memories of him which gave viewers a clear view of what he was like, how he supported those who badly needed help and how insightful he was when it comes to achieving goals with his partners. There were also family members who shared their memories of APA as a very dedicated family man.

Xialen, a daughter of the late APA, shared how drastically their lives changed after his departure. She revealed that even before the tragedy of September 11, 2013, an incident occurred at their family home that involved armed invaders who tried but failed to eliminate Antonio. Still, she recalled the love, the care and passion that they received from him.

“I cannot help but relive the last days we spent with our father. The laughter, the wisdom, the love he showed upon us…they were etched in our hearts and minds,” Xialen recalled.

She stressed that the family still remembers the pain of APA’s demise from 2013 as their lives fell into chaos subsequently. Gradually they recovered as adjusted to life and managed the businesses Antonio left behind.

“In the midst of our sorrow, we found strength and resilience. We learned from the lessons he taught us and we carried the love and values he gave us that kept our family together,” Xialen stated to the many guests watching. “We hope that justice, elusive as it may be, will soon happen.”

Vladimir Antonio delivered the closing remarks and thanked those who came to pay respect to the late Antonio P. Antonio.

For about five years now, the Antonio family has been pursuing justice for APA and you can find the details in my 2020 article about Antonio P. Antonio.  That same article contains details about how the suspect was found and brought back to the country.

At this stage, it remains to be seen how the pursuit for justice for the late Antonio will turn out in the regional trial court (RTC) in Parañaque City.

Gold Delight ice cream truck now serving customers at Greenhouse at Village Square Alabang in Las Piñas City

If you are living within South Metro Manila and if you really love ice cream, you should visit the Greenhouse at Village Square Alabang in Barangay Almanza Uno, Las Piñas City as the Gold Delight truck of the Ice Cream House company was recently established there and they have been serving a growing number of customers already.

The Gold Delight ice cream truck is just steps away from the corner of Alabang-Zapote Road and Concha Cruz Drive, located at the outdoor side of the Greenhouse and Village Square Alabang.

To be specific, the Gold Delight ice cream truck is located at one side of the Greenhouse parallel to Concha Cruz Drive. Physically, the truck is just steps away from the corner of Alabang-Zapote Road and Concha Cruz Drive.

Recently, I visited the truck to buy a half-gallon of ice cream for the home. As I drove a private vehicle, I had to park at the multi-level paid parking area, walk from there to enter the Greenhouse at Village Square Alabang, pass through inside and exited to reach the outdoor side where there were BF Homes tricycles and another food joint before finally reaching the Gold Delight truck which is so colorful, it is easy to identify.

Check out the flavors, sizes and prices.

The first thing you will see right at the ice cream truck are prices and flavors of Gold Delight ice cream in half-gallons and pints. There are also some images of varied Gold Delight products displayed to give you an idea what the half-gallons and pints looked like. When it comes to the flavors of Gold Delight ice cream, their popular CocoFlan flavor is priced at P280 for half-gallon and P95 for pint, Coffee Crumble is at P270 for half-gallon and P90 for pint, Rocky Road sells for P250 for half-gallon and P85 for pint, and so on. There are lots of flavors and sizes of ice cream to choose from. Also available are ice buko delights and sundaes in cups.

For the newcomers reading this, I have published articles about Ice Cream House’s Gold Delight products before. You can read them by clicking here, here and here.

One last look at the truck.

I encourage you readers to visit the Gold Delight ice cream truck at the Greenhouse at Village Square Alabang and check out their products. You just might find something new and delicious for yourself, your family or for your group of friends to enjoy. COVID-19 Crisis: A4 patients vaccinated in Las Piñas City while newest vaccination site opens

The wave of vaccination of patients under the A4 category has reached Las Piñas City! According to a report by the Manila Bulletin, the City Government of Las Piñas received guidelines from the Department of Health (DOH) which paved the way to launch A4 vaccination locally. As with other cities in the National Capital Region (NCR), Las Piñas officially took part in the  launch event that took place on June 7. Not only that, a new COVID-19 vaccination has been established locally.

For the details, posted below is an excerpt from the Manila Bulletin’s report. Some parts in boldface…

The Las Pinas City government has started the inoculation of the A4 priority group or economic frontliners with the addition of a new vaccination site that will cater to around 300 people per day.

Vice-Mayor April Aguilar said the new vaccination site is located at The Village Square located along Concha Cruz Drive corner Alabang-Zapote Road, Las Pinas City. This is the 16th vaccination center in the city.

Aguilar said four more vaccination sites will open in the city.

She said the latest and biggest vaccination site that opened on June 2 was The Tent, Vista Global South in C5 Extension, that can cater to around 650 to 1,000 people a day.

The vice-mayor said the city government already received the guidelines from the Department of Health (DOH) on the vaccination of persons under the A4 category.

Aguilar said the city government has started sending text messages to residents under the A4 category on their schedule of vaccination.

The above report ended with Vice Mayor April Aguilar-Nery mentioning that the local vaccination of residents who were already pre-listed under the A4 category officially started on June 8 (Tuesday).

Las Piñas City Vice Mayor April Aguilar-Nery (standing left) observes the vaccination of a patient at the newest vaccination site at The Village Square Alabang. (source – City of Las Piñas City Facebook page)
This June 9, 2021 notice confirms that patients under categories A1 to A4 are being called for vaccination.

Any Las Piñas resident who has yet to get registered for free COVID-19 vaccines can learn the ways (3 methods) by clicking here. Anyone who is ready and willing to register online can click bit.ly/LasPiñasVaccination

Let me end this piece by asking you readers: When you registered before, could you remember if you selected the A4 category? Does the incentive program of Las Piñas City Representative Camille Villar motivate you enough to get registered and vaccinated successfully? Does the opening of the newest vaccination site at The Village Square sound encouraging to you personally?

If you were successfully vaccinated in Las Piñas, how long did the whole process take you? Was the entire process comfortable enough?

Alabang Hills Village HOA: Tirona street gate to reopen July 6, 2020 (Monday)

Disclaimer: This is my original work with details sourced from official documents published by the Alabang Hills Village Association (AHVA) and doing personal research. Anyone who wants to use this article, in part or in whole, needs to secure first my permission and agree to cite me as the source and author. Alabang Hills Village HOA: Tirona street gate to reopen July 6, 2020 (Monday)

Hey everyone and fellow residents of South Metro Manila (Muntinlupa, Parañaque and Las Piñas)!

Would you happen to be a motorist looking for ways to travel more efficiently between BF Homes subdivision and Alabang without having to go through the traffic along Alabang-Zapote Road, Concha Cruz Drive and other roads that lead deeper into Las Piñas City?

Well, if you have a vehicle with a VALID vehicular sticker of BF Homes and Alabang Hills, you will be delighted to know that the Alabang Hills Village Association (AHVA) in Muntinlupa City announced very recently via their Community Bulletin (#53) that the shared gate along Tirona street will reopen on Monday (July 6, 2020). The said gate was supposed to reopen on July 1 via the announcement by the BF Homes federation but something happened that prevent it.

Check out the images below I took from their village clubhouse bulletin board.

AHVAJul2K20aAHVAJul2K20b

As it is seen in the above images, AHVA’s Community Bulletin #53 is loaded with lots details about varied matters. Tirona Gate, which has been closed for the past few months due to the COVID-19 crisis, is specifically listed under item on the first page.

TironaGateJul2K20
The Tirona street gate shared by Alabang Hills Village Association and BF Homes.

For the newcomers reading this, Tirona Gate (pictured above) is shared between AHVA and the federation of BF Homes subdivision. Tirona street is a long stretch of road that leads and connects to Aguirre Avenue within the jurisdiction of Parañaque City (which has a major COVID-19 problem of its own so if you visit the city, be extra careful to avoid infection. As of this writing, Parañaque has more COVID-19 confirmed cases than Las Piñas and Muntinlupa cities combined).

As written in the Community Bulletin, Muntinlupa City Health Officer Dr. Teresa Tuliao met with AHVA’s top officials – President Tiggs Caronongan, General Manager Lanie Rosas and Director Zenaida Celestino) – and in relation to Tirona Gate (identified as Gate 2), Tuliao emphasized that the mere passing of vehicles through village gates DOES NOT raise the risk of infection of COVID-19.

On the other hand, there is more risk of getting infected by visiting places where social distancing was not properly observed.

That being said, a decision was made by AHVA (in coordination with Barangay Cupang) to reopen Tirona Gate on July 6 although there is nothing written about what time exactly will it happen that day (a Monday).

So, there you have it! Unless something drastic or a major last-minute change would happen, Tirona Gate will reopen this coming Monday and the motorists who will benefit are those who have valid non-resident, pass-thru stickers of both AHVA and the BF Homes federation. As such, let me remind you motorists to always respect and follow the in-village traffic rules and speed limits.

To motorists of BF Homes and other Barangay BF Homes communities (example: Tahanan Village), do you plan to go to Alabang by passing through the Tirona Gate on Monday? For reactions, please post in the comments below.

If you have questions or suggestions for AHVA, you are free to contact them at landlines 8850-8254 and 8850-9631, and email address ahvainc08@yahoo.com.

My Observations: Pizza Telefono’s Pepperoni & Mushroom pizza and Super Telefono pizza

Disclaimer: This is my original work with details sourced from consuming the featured food from Pizza Telefono. Anyone who wants to use this article, in part or in whole, needs to secure first my permission and agree to cite me as the source and author. Let it be known that any unauthorized use of this article will constrain the author to pursue the remedies under R.A. No. 8293, the Revised Penal Code, and/or all applicable legal actions under the laws of the Philippines.

Firstly, I want to thank the Lord in Heaven for the recent re-opening of the Alabang (Westgate, Filinvest City) branch of Pizza Telefono which was a very welcome development during this time of COVID-19 crisis. I’m really happy they resumed operations here in Alabang which should interest not only residents of Muntinlupa but also those in BF Homes (via Concha Cruz Drive).

Secondly, I want to thank the people of Pizza Telefono Alabang branch for fulfilling our family’s take-out orders of a thin-crust and a hand-tossed pizza even though they had a very hectic day last Sunday…Mother’s Day 2020!

On the topic at hand, here’s a look at the two pizzas we ordered from Pizza Telefono: the thin-crust Pepperoni & Mushroom pizza and the hand-tossed Super Telefono pizza.

20200510_182447.jpg
Thin-crust Pepperoni & Mushroom pizza. Quite noticeable was the lack of mushrooms prepared by the Alabang branch.

20200510_190532.jpg
A slice of Pepperoni & Mushroom pizza

The Pepperoni & Mushroom pizza came with mozzarella cheese, pepperoni and mushroom in fresh button form. Upon first bite, it was tasty and somewhat crunchy. I could tell it was well cooked. However, the mushrooms were lacking due to a lapse on the part of the people who prepared it. Even so, this pizza proved to be good enough and I should say that I myself am not even fond of pepperoni. Someone else is.

Next was, literally, the heavy hitter…the Super Telefono pizza. This one was loaded with ingredients composed of salami, pepperoni, Italian sausage, sweet ham, ground beef, bacon, parmesan and some vegetables!

20200510_182407.jpg
The hand-tossed Super Telefono pizza. Look at all the toppings and cheese!

As it was a hand-tossed pizza, each slice of Super Telefono was not only very delicious but also quite filling on its own. That clearly is not surprising because hand-tossed pizzas are thicker and richer. Take a look at the pic below.

20200510_190840.jpg
A Super Telefono slice.

20200510_190900.jpg
A closer look at the Super Telefono slice. Each bite of this is rich, flavorful and filling!

I should mention that I love the dough Pizza Telefono used on the Super Telefono pizza. It has a nice texture that can be felt when chewing on it. The slice soft enough for ease of chewing.

When it comes to pizza goodness and satisfaction, I will say that the thin-crust Pepperoni & Mushroom pizza is good but I’m not convinced to choose it the next time I order a thin-crust pizza at Pizza Telefono. I will recommend it, however, to anyone who loves pepperoni on their pizza.

As for the hand-tossed Super Telefono pizza, I highly recommended it to all you who read this. Even if you’re not the kind of person who is into pizza with multiple ingredients on it, I still recommend eating it at least once. I had a great satisfaction with Super Telefono pizza for its taste, very good dough and got filled. Definitely Super Telefono is something I would not hesitate to order again in the near future.

BF Homes Developer Issues Demand to Bread From Heaven Christian Fellowship over Open Space

Hey everyone! Did any of you notice something unusual while driving along Concha Cruz Drive inside BF Homes subdivision, particularly at the corner of Domingo Poblete street in Parañaque City?

There is a church there called Bread From Heaven Christian Fellowship, Inc. (for short, I’ll call them Bread From Heaven) and recently developer BF Homes, Inc. (BFHI) called their attention regarding their occupation of a portion of the Open Space within Block Number 82.

To put things in perspective, the developer issued to them a letter of demand to comply dated October 14, 2019 which the church formally received on October 17, 2019.

BFHI President Engr. Fernando E. Javier wrote to Bread From Heaven that they required them to strictly comply with the terms and conditions of the Authority to Use (granted way back on April 8, 1986) the 460-Square-Meter portion of the 1,295 Square Meter comprising Block Number 82 for the construction and maintenance of a church building and a multipurpose hall.

Javier wrote that it came to the developer’s attention that Bread From Heaven failed to abide by such terms and conditions. It was pointed out that Bread From Heaven is using the entire area of Block Number 82 and has encroached into a portion of Block Number 33 (classified as an Open Space titled in BFHI’s name). These recent actions by the church, Javier wrote, constitute a violation of the authority that was granted to them.

“In view thereof, we hereby REVOKE your organization’s Authority to use Block 82, and DEMAND your organization to peacefully VACATE Blocks 82 and 33 within the period of fifteen (15) days from receipt hereof,” wrote the BFHI president in the letter.

Javier added that if Bread From Heaven does not comply, then the developer will not hesitate to initiate moves to evict them.

To calculate time, fifteen days starting from October 17 (the day Bread From Heaven officially received the letter) would mean the deadline is on November 1 which happens to be a holiday nationwide. The next business day after that would be November 4.

To make things clear, open spaces here in the Philippines are meant for the enjoyment and use of local residents, and at the same time are supposed to be free from the commerce of man. It is always the developer that creates open spaces in accordance to law. There is a national law about open spaces called Presidential Decree Number 1216 which you can read here.

With regards to BF Homes subdivision, which has a very long history and occupies land that fall within the jurisdiction of not just one but three different South Metro Manila cities – Parañaque, Muntinlupa and Las Piñas – there are several open spaces created by the developer that, believe it or not, somehow got occupied by varied groups and even businesses. BFHI continues its effort to reclaim the open spaces through legal proceedings. To be clear, the developer NEVER donated BF Homes subdivision (including the open spaces) to any homeowners association nor to any local government unit (LGU).

Stay tuned for the next development regarding the conflict between BFHI and Bread From Heaven.

Megarahe Sale in Alabang Hills on September 28 and 29

The Alabang Hills Village Association, Inc. (AHVA) announced that the annual Megarahe Sale: Ukay-Okay will be held again this year precisely on September 28 and 29 at the Community Center inside Alabang Hills, Muntinlupa City.

20190905_123222.jpg

Specifically speaking, Megarahe Sale is a community oriented shopping event that emphasizes the concept of garage sales. The difference is that sellers can use one large community venue to sell their products, hence the words “Megarahe Sale”. The large venue set-up spares the neighbors from the common hassles (pedestrian and vehicular traffic, lack of parking, vehicular pollution) that come with the holding of a garage sale at a house.

At the Megarahe Sale, buyers can look forward to products for sale like bags, clothes, shoes, slippers, books and other household items. The AHVA confirmed that there will also be some stalls of food and beverages set up.

With regards to non-residents who want to visit and shop at the Megarahe Sale, the AHVA personnel confirmed to me that they are welcome to visit and all they need to do is just follow the rules when entering the village. This means non-resident motorists whose vehicles don’t have AHVA-issued car stickers can visit, drop a driver’s license at the village gate, receive a pass and enter.

The Megarahe Sale has been going on for many years now and that alone makes it clear it is a successful village event.

Alabang Hills Pass Thru Vehicular Stickers (1-year) for Non-Residents Now Available!

Here’s a big update for people of South Metro Manila! The Alabang Hills Village Association, Inc. (AHVA) just started processing applications for the 1-year pass thru vehicular stickers for non-resident motorists and already they released the said stickers to the successful applicants.

The fee for the said AHVA stickers (marked with 2019-2020 as the period of validity) is at P1,200 each according to the association’s personnel I talked with over the counter at their office. Application forms (see the pictures below for reference) are available at the AHVA’s office.

Take note of the requirements listed on the form.

For those who are wondering, the 2-year AHVA pass thru vehicular stickers for non-residents are not yet available as of this writing and the association has yet to make a formal announcement as to when such stickers will be made available.

For the San Beda College Alabang (SBCA) students, faculty, campus workers, service providers and the like, the AHVA special pass thru stickers for them will be available on July 20, 2019.

The AHVA also announced that the pass thru stickers dated 2018 shall expire on July 31, 2019.

If you are based in BF Homes, securing Alabang Hills pass thru stickers for your vehicle can be beneficial as it will help you reach the Alabang Town Center, Ayala Alabang Village, Madrigal Business Park, Avida Towers AlabangCommercenterFilinvest City, Festival Mall and Molito through the village and Alabang Zapote Road in case Concha Cruz Drive gets too congested. Passing through Alabang Hills can also help you reach the West Service Road within Muntinlupa’s jurisdiction and along the way you can visit Madison Galeries and other villages.

For your inquiries regarding the vehicular stickers, the processes and requirements to acquire new ones and more, visit the Alabang Hills Village Association’s office along Don Jesus Boulevard inside the village.
