The Muntinlupa City government congratulated residents who won medals at the 33rd Southeast Asian Games in Thailand.
They are Daryl John Mercado, Mark Jesus San Jose and Kaila Napolis who won a bronze medal each in different sports in the SEA Games.
Mercado, a resident of Barangay Tunasan, Muntinlupa, won a bronze medal in the Men’s 55kg Judo Shiai.
“Isa na namang Muntinlupeño ang nagbigay karangalan sa ating lungsod matapos makasungkit ng medalya sa 33rd Southeast Asian Games sa Thailand! (Another Muntinlupa man brought honor to our city after winning a medal in the 33rd Southeast Asian Games in Thailand!” the city government posted on Facebook.
It added that Mercado is a project of the city government’s grassroots sports program. He is the current coach of the Muntinlupa Judo Club.
San Jose, a resident of Barangay Putatan, won a bronze medal in Men’s Bowling while Napolis of Barangay Poblacion won the same medal in the Women’s 57kg Jiu-jitsu Ne-waza.

A new age for the famous Alabang Town Center (ATC) in Muntinlupa City will soon begin as the developer Ayala Land Inc. (ALI) will sell its 50% stake in Alabang Commercial Center Corp. (ACCC) to the Madrigal family in a deal with P13.5 billion, according to a Manila Bulletin business news report.
For the newcomers reading this, the ACCC is the private entity that owns and operates ATC. Already, it has been reported that the Madrigal family is talking with Rockwell Land Corp. about redeveloping the high-end Alabang mall.

Ayala Land, Inc. (ALI) has agreed to sell its 50 percent stake in Alabang Commercial Center Corp. (ACCC), the entity that owns and operates the prominent Alabang Town Center mall in Muntinlupa City, back to the Madrigal family for ₱13.5 billion.
The real estate giant announced in a disclosure to the Philippine Stock Exchange that it executed a share purchase agreement with its existing joint-venture partner. The transaction is contingent on standard closing conditions.
“The unsolicited offer from our joint venture partner provided a premium, allowing ALI to recognize gains from the sale and monetize its stake in Alabang Town Center,” said ALI Chief Finance Officer and Treasurer Jose Eduardo A. Quimpo II.
He added that the “Proceeds from the sale will fuel further growth in our Leasing portfolio and provide our stakeholders with return of capital.”
In a separate statement, ALI said the deal allowed the company to realize “compelling value for the mature asset, crystallizing future earnings potential today.”
“This move is a deliberate execution of Ayala Land’s strategy to be a premier creator of value,” the company said. “It showcases a disciplined approach of developing assets, stabilizing their operations, and monetizing them at an optimal valuation to aggressively fund future growth and enhance shareholder returns.”
ALI President and Chief Executive Officer Meean B. Dy noted the firm’s strategic focus.
“Our strategy is focused on a dynamic cycle of value creation. We build, we stabilize, and we unlock value at the right time to fuel our next wave of innovation,” Dy said.
“This transaction is a prime example of that strategy in action. We are monetizing a legacy asset at peak valuation to accelerate the rollout of our expansive pipeline of commercial and retail spaces, which will define the Ayala brand of development for the next decade,” he added.
The proceeds from the sale are slated to be a key driver in funding ALI’s leasing pipeline, which includes nearly 700,000 square meters of new gross leasable area (GLA) over the next five years. This expansion is set to transform the commercial landscape in key growth centers across the Philippines.
Chinabank Capital Corp. Managing Director Juan Paolo Colet described the deal as “an opportunistic transaction that enabled Ayala Land to exit their joint venture with the Madrigal family at an attractive price. The company can readily use the cash for various projects in its growth pipeline.”
Colet noted that the future plans for the property remain uncertain.
“It remains to be seen what the Madrigal family will do with their prime commercial property. Given the price they paid, they would need to unlock more value from the asset. A major redevelopment might be on the table,” he said.
Situated adjacent to exclusive gated residential communities and active business developments, Alabang Town Center serves as a community anchor with multiple al fresco areas that contribute to a relaxed, homey atmosphere consistent with the local lifestyle.

The Muntinlupa City government has reminded the public about the ban on the use of modified mufflers and pipes in vehicles.
The notice came from the Muntinlupa Traffic Management Bureau (MTMB), which said that the ban is based on City Ordinance No. 04-022 or the Muntinlupa City Traffic Code.
This Christmas season, many motorists in Muntinlupa are expected to celebrate it by using modified mufflers and pipes in their vehicles to produce loud noise.
“Paalala mula sa Pamahalaang Lungsod ng Muntinlupa: Mahigpit na ipinagbabawal ang paggamit ng modified muffler/pipe at iba pang illegal modifications sa mga sasakyan alinsunod sa City Ordinance No. 04-022, Article XV Section 85 ng Muntinlupa City Traffic Code (Reminder from the Muntinlupa City Government: The use of modified muffler/pipe and other illegal modifications to vehicles is strictly prohibited pursuant to City Ordinance No. 04-022, Article XV Section 85 of the Muntinlupa City Traffic Code),” the MTMB posted on Facebook.
Section 85 of the ordinance on Mufflers and Noise Controlling Devices states that “no person shall operate a motor vehicle on a street unless such motor vehicle is equipped, at all times, with a muffler or mufflers in constant operation and of sufficient capacity for the motor, and equipped with an exhaust system to prevent the escape of excessive fumes or smoke and unusual noise.”
The MTMB warned that violators will face a fine of P2,000.

Micro, small, and medium enterprises (MSMEs) are encouraged by Muntinlupa Mayor Ruffy Biazon to take advantage of the soft loans offered by the local government unit, as well as the national government, to elevate from micro to medium entrepreneurs.
In an interview during the opening of “Tindahan ni Tarsee” in Festival Mall in Alabang on Friday, Biazon said the LGU’s Muntinlupa Entrepreneur Financing Division (MEFD) has been consistently providing financial aid through soft loans to MSMEs.
“We are providing funding for MSME capital, interest-free, starting from P5,000 for as much as P150,000. More business owners became successful because of that project, especially those who lost jobs right after the pandemic. Most of them did not return to their jobs and became full-pledge entrepreneurs already,” he said.
Biazon said most of the business owners that the MEFD has assisted are engaged in food businesses and sari-sari stores.
The number of MSMEs in Muntinlupa City is pegged at more than 30,000, an increase from the 15,708 registered businesses in 2019 or before the COVID-19 pandemic hit the country in 2020.
“We can see that our MSMEs are very successful, especially in our city, as they propped up the local economy and provide jobs even at a minimal number of two to three per entrepreneur. Yung mga hindi nakakapasok sa mga malls at ibang companies, sa mga MSMEs they have the chance to have jobs,” he said.
Biazon urged aspiring business owners to take advantage of the MEFD program, which will restart next year on 2 January, as the division’s funds for this year have already been fully utilized.

The Department of the Interior and Local Government-National Capital Region (DILG-NCR) has recognized Muntinlupa as a child-friendly local government unit (LGU).
The agency announced that 12 LGUs in the National Capital Region passed the 2025 Child‑Friendly Local Governance Audit (CFLGA).
These are Muntinlupa, Mandaluyong, Pasig, Las Pinas, Paranaque, Malabon, Makati, Navotas, Pasay, Valenzuela, Quezon City and San Juan.
“Twelve local government units (LGUs) within the National Capital Region (NCR) have successfully passed the 2025 Child‑Friendly Local Governance Audit (CFLGA), demonstrating strong commitment to upholding children’s rights to survival, development, protection, and participation,” DILG-NCR posted on Facebook.
Muntinlupa Mayor Ruffy Biazon said, “Salamat sa mga kasamahan natin na nagtrabaho ng mahusay para makamit ito! (Thank you to our colleagues who worked so hard to achieve this!).”
In a memorandum circular, the DILG stated that the CFLGA, established in 2014, “is a results-based assessment tool and an annual mandatory audit designed to gauge the performance of City and Municipal local government units (LGUs) towards implementing programs and instituting measures to ensure the well-being of children.”
“It aims to inform and influence the planning and programming of LGUs towards achieving the envisioned goal where ‘children are accessing inclusive social services and lives free of poverty in all dimensions’ by putting primacy on child-rights responsive governance and accountability,” it added.

West Zone concessionaire Maynilad Water Services, Inc. (Maynilad) has inaugurated the new Tunasan Water Reclamation Facility (WRF) in Muntinlupa City—its 25th wastewater treatment facility—expanding sewerage coverage in the south and supporting long-term efforts to protect Laguna de Bay.
Located along Buendia Street in Barangay Tunasan, the new WRF can treat up to 20 million liters of used water per day (MLD). Wastewater from Magdaong, Bubogan, and Tunasan Creeks is conveyed through 1.4 kilometers of sewer pipes into the facility, serving around 83,000 customers within the Tunasan catchment area.
The Tunasan WRF uses the Modified Ludzack–Ettinger (MLE) process—a modern biological treatment technology—to reduce pollutants before discharge. The facility complies with stricter effluent quality requirements under Department of Environment and Natural Resources (DENR) DAO 2016-08, as amended by DAO 2021-19, helping protect Laguna de Bay and the surrounding environment.
“Every wastewater facility we build is more than infrastructure—it is a commitment to public health, a step toward cleaner waterways, and an investment in a future where communities can thrive alongside a healthy environment,” said Maynilad President and CEO Ramoncito S. Fernandez. “By expanding sewerage coverage here in Muntinlupa and investing in modern treatment technologies, we help safeguard Laguna de Bay and strengthen responsible wastewater management in the West Zone.”
The project was implemented in coordination with the Metropolitan Waterworks and Sewerage System (MWSS), the DENR, the Laguna Lake Development Authority (LLDA), and the Muntinlupa City Government. Treated wastewater from the Tunasan WRF is discharged into Bubogan Creek.
With the addition of Tunasan WRF, Maynilad now has a total wastewater treatment capacity of 790 MLD, supporting the company’s broader program to accelerate sewerage and sanitation services in Metro Manila and contribute to the rehabilitation of Laguna de Bay.

The Muntinlupa City Hall has again been declared as a drug-free workplace, making it the first local government unit (LGU) in Metro Manila to secure this status for 2025, Mayor Ruffy Biazon said.
The LGU earned the drug-free certification for the first time in the year 2023.
Biazon noted that the reaffirmed recognition is a reflection of the city’s strengthened efforts and policies under ordinance No. 2024-030, along with cooperation with authorities including the Philippine National Police, the Department of Interior and Local Government, the City Health Office, and the Drug-Free Institution Oversight Committee.

Recently in the City of Muntinlupa, local police officers armed with a warrant of arrest apprehended a wanted man for carnapping, according to a Manila Bulletin news report.

The Muntinlupa police arrested on Friday, Nov. 7, a 23-year-old man tagged as the No. 2 most wanted person for carnapping.
The suspect, identified as alias Entong, a mechanic and resident of Barangay Bayanan, Muntinlupa, was nabbed at about 4:50 p.m. in Barangay Putatan by personnel from the Muntinlupa Police Warrant and Subpoena Unit.
He was arrested by virtue of a warrant of arrest issued on Nov. 4 by Presiding Judge Lovella Demetria-Valdez of the Muntinlupa Regional Trial Court Branch 276 for carnapping. The court set the bail at P300,000.
After his arrest, he was brought to the Putatan Health Center for a routine medical examination before he was turned over to the Muntinlupa police’s custodial facility for documentation.

Recently, this year’s Christmas spectacle at the Filinvest City Central Park was launched by Filinvest with a special event that attracted special guests (including Muntinlupa City Mayor Ruffy Biazon and Olympic Gold Medalist Carlos Yulo).
A few nights ago, I personally visited Filinvest City Central Park (Google Maps location: https://maps.app.goo.gl/vzt8D9yLzRSVVhae9) and I saw the new decorations highlighting the Christmas season. They look very similar to what was set up in 2024, notably the tall Christmas tree and the permanent structures that only needed decorating.

A short distance away from the tall Christmas tree was the park’s standout structure called The Tree (launched in late 2024) which has a very unique design that not only provides people cover from rain or intense sunlight but serves as a helpful place for special activities. At night, lights of different colors are projected towards The Tree which make a fine visual attraction.
As of this writing, I noticed there were lesser non-permanent structures (that were decorated with additional Christmas lights) during my visit at the park. Since Filinvest City still has a lot of activities scheduled at the central park, there is always the possibility that additional structure and lights will be set up soon. Unsurprisingly, Filinvest City Central Park remains popular with families, visitors from other cities, some foreign tourists, and those who love the open-air environment of the CBD. It would be interesting to see if there will be more visitors coming to the park during the weekends leading to Christmas as the brand new Starbucks Filinvest branch with drive-thru has been attracting a lot of customers since it opened. That being said, Filinvest City announced through social media a schedule of events or activities happening at the central park.

The theme of Filinvest City’s Christmas campaign this year is titled as “Celebrate Magical Christmas Moments.”
First and foremost, Christmas is all about Lord Jesus, the Savior and hope of ALL nations. During the season, we remember not only His birth in Bethlehem in Israel, but also His overall significance and the hope He always bring to people. The world we live in is twisted and chaotic. While there are many who are indeed faithful to Lord Jesus, there are still many other people out there who remain lost and unsaved. A lot of people ended up lost as they allowed themselves to be manipulated by the secular, the worldly and other rebellious forces of the world we live in.
God sent His Son Jesus to us to pave the way for people to get saved and become part of His Kingdom. Realize how much God loves His creations and none of us would exist without Him. Learn from the bible verses below.
For here is the way God loved the world—he gave his only, unique Son as a gift. So now everyone who believes in him will never perish but experience everlasting life.
