Watch out for Villar City

In the years to come and if no major disasters would happen, something new will be rising in the south of Metro Manila. I am talking about the ambitious Villar City project which has been making waves through the media, social media and in nearby communities in recent times. Recently the Manila Bulletin published an article about the planned casino project within Villar City but if you pay close attention to the details, there is a lot more about the said city which should give you an idea about the scope and vision behind it.

To put things in perspective, posted below is an excerpt from the Manila Bulletin article. Some parts in boldface…

Looking for a new home or investment opportunities? Watch out for South 2 Residences in Las Piñas City

There is no doubt that the Philippines is socially and economically recovering from the COVID-19 crisis. Business and economic readings of the nation in 2021 showed improvements over 2020. Apart from rising business confidence, there is also growing confidence in real estate and investments. That being said, SM Development Corporation (SMDC) is making a bullish bet at the Southmall complex in Las Piñas City with their project South 2 Residences, according to a business article published by Manila Bulletin. To the potential investors and searchers of new homes reading this post, I urge you to pay close attention.

South 2 Residences is a master-planned developments that unlocks so much more than just ease and comfort, having everything within reach, in a strategic location where all key destinations are made accessible. This gated vertical community in Las Pinas city is poised to give investors and future residents wide-ranging rewards that cover it all.

Integrated living keeps destinations close and health risks at bay – Owning a home surrounded by essential establishments has proven itself vital during this time of a global pandemic. There is a massive and even potentially life-saving difference between having to ride in a car to go places, and simply taking a few steps for a grocery run or your bank errands.

Located in the Southmall Complex in Las Pinas City, SMDC’s South 2 Residences is orbited by several key lifestyle, commercial, and office destinations. This includes retail shops, leisure and entertainment stations, and a plethora of dining options at SM Southmall. There are also banking establishments such as BDO and Chinabank, health institutions such as The Medical City Clinic, and office spaces at the SM South Tower.

“It is much more important now to have easy and fast access to essential facilities such as hospitals, rehabilitation centers, drug stores, supermarkets, and places of worship,” writes Andrew Frondozo, Head of Project Management at Santos Knight Frank, in the real estate expert’s Global Buyer Survey 2021: The Philippine Edition. “This increased realization is no longer for the middle-aged or the elderly, but younger people even.”

Living in a 15-minute city like South 2 Residences, where important destinations are all within walking distance, also means your car can stay parked, helping you save money as oil prices shoot up.

Accessibility, well-appointed spaces, and more – SMDC’s South 2 Residences is accessible to all parts of the metro through convenient road networks such as the Muntinlupa-Cavite Expressway (MCX), South Luzon Expressway (SLEX), Emilio Aguinaldo Hi-way, and the Metro Manila Skyway. It is also close to the Skyway Extension, LRT-1 Cavite extension, and C-5 Southlink.

Upon reaching the property, one can immediately get a sense of grandeur from South 2 Residences’ imposing presence in the neighborhood. The impression only gets stronger as you enter the hotel-like lobby, adorned with impeccable design and décor.

South 2 Residences, likewise, presents a full range of resort-style amenities, including landscaped swimming pools, children’s play areas, pocket gardens, a gym, and high-speed elevators.

Let me end this piece by asking you readers: If you are  a resident of Las Piñas City, what do you think about South 2 Residences? If you are an investor or if you have the means to buy a unit where you and your family can live in, are the declared amenities and accessibility to SM Southmall ideal to you? Does the idea of living in a new community in close proximity to Alabang-Zapote Road sound like a turn-off to you?

Fresnedi added that the City Government is targeting to finish vaccinating 385,000 eligible residents by November to achieve herd immunity.

Tahanan Homeowners Association (THA) Announces Adjustments Regarding The Use of Community Swimming Pool

Through the June 29, 2019 edition of their official bulletin – Tahanan Flash – the Tahanan Homeowners Association (THA) announced some adjustments related to the use of the community swimming pool which is just outside their office at the village clubhouse in Tahanan Village, Barangay BF Homes, Parañaque City.

The THA stated that their Board of Directors (now headed by their president Aurora Beatriz L. Sarmiento) decided to implement key changes such as the rate of P250 per guest/per usage for guests (described as friends and relatives who are not residents of the village) when it comes to using the pool. For the residents, the rate it still set at P60 per resident/per usage.

With regards to regulating the use of the pool, the THA will exert its best effort to limit the number of swimmers to twenty (20) people in any given point in time.

Groups composed of ten (10) people must advise the THA office of the use of the pool two days before the scheduled use. This is meant to regulate crowding.

In ending their statement, the THA said: There will also be days we need to close down the pool due to water shortage. We also ask those who have swimming pools to do the same thing during times of water crisis. Please monitor our village boards and Facebook account for announcements.

To contact the THA, call 842-5955 or visit their Facebook page.

My Observations: Maynilad’s In-Line Booster Project-Related Digging Along Presidents Avenue, BF Homes, Parañaque

This morning I passed by Presidents Avenue in Barangay BF Homes coming from Parañaque City Hall and along the way I noticed a closed-off portion of the road which was a project of water concessionaire Maynilad.

IMG_20190319_112153~2.jpg
The location of  an early digging (related to Maynilad’s planned in-line booster) at the corner of Presidents Avenue and President Quezon street (according to Google Map). The project will take months to complete and may mean additional traffic congestion due to reduced road space.

I went near it and took a few pictures. As of today – March 19, 2019 – what I saw was an early digging of a portion of the road and clearly there is still a long way to go before Maynilad gets to complete the in-line booster project which, if successful, will prove to be very crucial to the water requirements of the many residents and businesses in and around BF Homes.

A few months ago, I talked with Augusto “Boy” Tejada, the president of the Tahanan Homeowners Association, Inc. (THA) who relayed to me details about the December 2018 meeting between his association, their residents and officials of Maynilad. It was during that meeting when the water concessionaire revealed that they plan to construct a water pressure booster somewhere inside the area of Teoville Village 3 and that construction will take around six months to complete.

More importantly the project was designed to boost the water pressure beyond the current limit of 30 PSI (pounds per square inch) which by today’s standards is no longer sufficient to meet the businesses and household needs. Tejada told me that due to location, elevation and distance away from the main gate of the village, there are houses that had trouble receiving water through the pipelines. Some houses have their second or third floors that water cannot even reach.

IMG_20190319_112243~2.jpg
The mention of the year 2016 on the sign suggests that the project was planned that year but was only executed recently.

As of this writing, Maynilad’s water booster project is planned to not only boost the water pressure (to ensure constant and reliable access to water) but also be linked to the new water filtration plant of the company located in Muntinlupa City.

Improved access to water should translate into better satisfaction for family needs and certain improvements to the many businesses operating around BF Homes.

Until that happens, local residents will have to endure the related hassles like traffic disruptions due to street or sidewalk diggings, the arrival of trucks carrying construction materials, etc.
